Is a cash sale right for you?
We'd rather you knew this up front. An estate agent will usually get you a higher price. A cash buyer gets you speed and certainty, but for less money. If you have time on your side, an agent may suit you better.
| Cash buyer | Estate agent | Auction | |
|---|---|---|---|
| Typical time to complete | 1 to 4 weeks | 3 to 6 months | 4 to 8 weeks |
| Price you get | Usually 75–85% of market value | Full market value, if it completes | Varies |
| Agent fees | None | 1–3% plus VAT | Auction fees |
| Risk of the sale falling through | Low | Around 1 in 3 sales | Low once sold |
| Viewings and repairs | Not needed | Yes | Yes |

A note from us
If you need to sell quickly, something difficult is usually going on. It might be losing someone, a break-up, or money worries. The last thing you need is a hard sell.
We're a small, independent service. We don't buy houses and we don't make offers. We help you work out whether a cash sale makes sense, and if it does, we introduce you to a cash buyer we've chosen to work with.
If you go ahead, they may pay us a referral fee. It doesn't come out of your offer and it never costs you anything. And if a cash sale isn't right for you, we'll tell you.

The things people ask us most
How do I know this isn't a scam?
It's right to be careful. We never ask you for money, and nor should any cash buyer. Before you agree anything, check the buyer is a registered company and belongs to a redress scheme such as The Property Ombudsman, and ask a solicitor to look over the paperwork. A genuine buyer will be happy for you to do all of this.
Will anyone pressure me?
No. The offer is free and you don't have to accept it. Take as long as you need, and talk it over with family first if you'd like to.
How much will I get?
Cash buyers usually pay less than full market value, often somewhere between 75% and 85%, because they take on the cost, the risk and the speed. Every home is different, and the buyer should explain exactly how they worked out your offer.
Can I sell a house that's going through probate?
Usually, yes. You can normally agree a sale while probate is under way, and the sale completes once the grant of probate comes through.
I'm behind on my mortgage. Is it too late?
Not necessarily. A cash sale can sometimes complete before repossession, and the sooner you act, the more options you have. Please also talk to your lender, and get free, confidential debt advice from MoneyHelper or StepChange.
Can I fill this in for a parent or relative?
Yes. Many people do. Use your own contact details so we can talk to you. Whoever owns the house will need to agree to any sale.
Do you buy my house?
No. We're an introduction service. The offer, and the purchase, come from our cash-buyer partner. You deal with them directly.
Who will make me an offer?
We work with one cash buyer at a time. You'll see exactly who before you leave our website.
Do you pass my details on?
No. We only keep your details to contact you about this enquiry. If you continue to our partner, you give them your details yourself, on their own website.
How do you make money?
If you ask for an offer or sell through our partner, they may pay us a referral fee. It doesn't change the offer you get.
